Deposit Policy

A deposit of the first night’s charges will be collected at the time of booking, with the balance due 7 days prior to check-in (at the close of the cancellation window). The deposit is fully refundable if canceled within the allowed cancellation period.

Reservations made within 7 days of check-in will be paid in full at the time of booking and are non-refundable for any reason.

Cancellation and Rescheduling Policy

Cancellations or changes made by 4pm 7 or more days prior to arrival will be fully refunded. Cancellation or changes made within 7 days of arrival will be billed at the full amount of the original reservation, regardless of the reason for cancellation or change. For example, a Friday reservation would need to be canceled by 4pm the prior Friday to receive a refund. We do not make exceptions for any reason.

Requests to reschedule a reservation in its entirety made less than 7 days prior to check-in will be assessed a 15% rescheduling fee, in addition to any change in rates that may apply on the new dates.

Guests who arrive after or depart prior to their reserved dates are responsible for the cost of the entire stay. No refunds will be given for any reason.

We strongly recommend the purchase of travel insurance in case of unforeseen events such as illness, accidents, inclement weather, etc. There are many options for this, but one company that allows you to compare quotes is www.squaremouth.com

Group/Whole House Rental Cancellations Policy

For full inn bookings (all 12 rooms), cancellations up to 90 days prior to the event will receive a full refund of the deposit. Cancellations 45-89 days prior to the event will be assessed a 25% cancellation fee. Cancellations less than 45 days prior to the event will result in the loss of the full deposit.

Check-in & Check-out

Check-in is anytime after 4pm. We have a staff member ready to greet you until 9pm, but later arrivals are welcome and frictionless! Please let us know if you might arrive after 9pm so we can send you instructions on how to access the building and locate your room.

Check-out is 11am.

Early check-in and late check-out can be arranged in advance for a fee, subject to availability.

Pets

Unfortunately we are unable to accommodate pets in our guest rooms.

Families

We welcome families and have several rooms that can accommodate larger parties, however our rooms and building in general are not child or baby-proofed. We have a limited number of pack-and-plays available for an additional fee, subject to availability – please request these in advance. Rooms that can accommodate a pack-and-play include rooms 7, 8, 9, 10, 11, and 12.

Room Occupancy Rules

Maximum room occupancy varies by room and is based on both the individual rooms’ capacity as well as the inn’s overall maximum occupancy. Exceptions cannot be made due to permit and insurance limitations.

Two Person Rooms: Rooms 1, 2, 3, and 5 are strictly limited to two individuals. No exceptions can be made to this limit.

Two Person + Toddler Rooms: Rooms 10, 11, and 12 sleep two individuals and can accommodate one additional small child, sleeping either in a pack-and-play or in the bed. The absolute maximum occupancy for these rooms is 3 people, regardless of the ages of the individuals.

Four Person Rooms: Rooms 4 and 6 are strictly limited to four individuals. No exceptions will be made to this limit. These rooms cannot accommodate a pack-and-play.

Four Person + Toddler Rooms: Rooms 7, 8, and 9 sleep four individuals and can accommodate one additional small child, sleeping either in a pack-and-play or in the bed. The absolute maximum occupancy for these rooms is 5 people, regardless of the ages of the individuals.

Parties of 6 or more must book two or more rooms, and one adult must be present in each room. Rooms 4 and 5 adjoin and can be booked together for a 6-person maximum capacity (subject to availability).

Parties who arrive with more individuals than permitted for their reserved room will be required to book another room, if one is available; if an additional room is not available, they will not be permitted to check-in and will be charged the full amount of their reservation. Minimum Age to Rent Rooms

Guests must be at least 18 years of age to rent a room. Guests under the age of 18 must be accompanied by an adult.

Identification

The individual responsible for the reservation must show a government-issued ID at check-in.

Payments Accepted

All reservations must be secured with a credit card. We accept MC, Visa, AMEX, and Discover.

Smoking

Smoking or vaping of any substance is prohibited inside the inn. If we find evidence of smoking or vaping in any room, a deep cleaning fee of at least $250 will be assessed immediately upon checkout. Smoking and vaping of tobacco products is permitted in designated outdoor smoking areas.

Cannabis

Vermont law prohibits smoking or vaping of cannabis in public areas. The entire property of the inn is considered a public area, thus smoking or vaping of cannabis is strictly prohibited. Cannabis in other forms (edibles, etc.) may be consumed in accordance with Vermont laws.

Non-Compliance or Disturbance

Please remember that we are sharing a communal space. While we want you to relax and feel at home in our home, please be considerate of other guests and staff. Guests who violate our policies or create a disturbance for our staff, guests, and neighbors may be asked to leave immediately with no refund.

Damages

A fee will be charged for damage to rooms or missing items, which will be assessed immediately upon checkout.
